All homes marketed for sale
from 14 December 2007 in England and Wales will need a Home Information Pack (HIP), which includes a home energy rating. The
Pack includes an Energy Performance Certificate (EPC), containing advice on how to cut carbon emissions and fuel bills. Also
included are all required documents such as a sale statement, property Information Questionnaire searches and evidence of
title.
Landlords……From 1st October 2008
From this date Landlords of residential properties, that are to be let or
upon change of tenant will be required to make an Energy Performance Certificate available to any prospective tenants
before marketing the property. Landlords will be familiar with the requirement to produce the Landlords Gas Safety Certificate
annually, however the Landlords EPC benefits from a 10 year lifespan.
